North Point

The site lying at the end of Hill Street directly adjoins historic walls and lies within the Padstow Conservation Area. The existing dwelling was compartmented in such a way that did not lend itself to suitable alteration and the rooms were dark and did not enjoy sun light. The new house takes good advantage of light and views over Padstow harbour. Externally the lower storey relates entirely to the existing setting with natural slate hanging to the upper storey and slate roofing with swept junctions, lead work details and with slope glazing to introduce a contemporary element.

Leading off the cloistered courtyard the entrance hall has a wet room, WC access to the garage. The living area has glazed screens connecting to both the secluded courtyard at the front and the terraced garden at the rear. The study has a commanding view over the entrance courtyard and a larder and utility room adjacent to the kitchen leads to the garden which also has a conservatory off the living room.

The first floor is reached via the stairs in the hall with a galleried landing used as an artist’s studio with full height glazing to the north giving good levels of natural light. Off this is a guest bedroom suite above the garage with dressing room and en-suite bathroom. The three main bedrooms are over the other side with views over the harbour. The master bedroom boasts a gallery with a library and access to the attic.
