Extensive extensions and refurbishments to run-down house.
Little Pennatillies, extension and refurbishment
Our clients had bought the property because
of it’s splendid location and pleasant garden, realising that it had a large number of defects and incomplete
items, but intend to take advantage of the potential. Their intention
was to use the existing three bedrooms for each of their three children, and add on a master bedroom and
further fifth bedroom. The clients wished to improve the living
space with an extension towards the garden, a larger kitchen. The works also involved relocating the
staircase, providing a downstairs cloakroom, and also a garage.
Our concept was to build two-storey extension on the end of the original
house, allowing for an enlargement of the living room and providing a master bedroom with en-suite facilities at
first floor level.
The hallway would be created on the northern side to accommodate a new staircase
linking the ground and first floor levels, and providing for a spacious landing and access to both the kitchen and
living room off the ground floor hall.
The kitchen will extend beyond it’s present position, taking into it’s space that
occupied by the bathroom, would be refitted with the culinary end nearer to the living room, probably re-siting the
Aga, and possibly having an access direct on to the garden.
The slackly pitched roof on the single storey extension to the west of the house
would be removed and the two-storey structure extended up to the boundary, including building on top of the
existing walling to create a garden room, workshop and utility at ground floor level, with a further bedroom at
first floor level.
To re-organise the site arrangements to the north and east of the house to retain vehicles clear of the
immediate surroundings of the house, to possibly build a Cart House or garage.
The property has since be sold (sales particulars).
